6 Things you can do to increase your house appeal to home buyers

Thinking of putting your home on the market? Below are some simple and cost-effective plumbing and heating maintenance and upgrades that you can perform to help maximize your profit when you sell your home.

1. Get a plumbing inspection
By having a professional plumber come into your home to do a full plumbing inspection, it will allow you to fix any existing problems and it will also provide you with a checklist that you can show the buyer indicating all plumbing has been professionally inspected and properly maintained. 

2. Get your HVAC serviced / inspected
You should always be performing annual maintenance on your HVAC equipment, a lot of manufacturer warranties on the equipment typically become void if you do not perform proper annual maintenance. Calling a professional HVAC technician to come into your home and do a tune-up / inspection of your equipment will allow you to fix any existing problems and provide you with a checklist that you can show the buyer indicating everything has been recently maintained and inspected by a professional. 

3. Update your faucets
Updating your plumbing fixtures with new, modern, water-saving faucets is not an overly expensive job and by doing so, you will increase the overall visual appeal to potential buyers. 

4. Descale your fixtures
If your faucets are relatively new and updated, descale them, and remove and clean the aerators to maximize water pressure and increase the overall appeal.

You can do this yourself, quite easy and not costly. It drastically improves the appearance of your kitchen and bathrooms.

6. Repipe your water lines
If you have an older home with older plumbing that is frequently causing problems such as springing leaks, or if your home contains plumbing pipes that have been recalled. Some home insurers will not insure your property if recalled pipes are not replaced, which can be a big deterrence for potential buyers.
